Trellech Grange, Monmouthshire

Agent: Guy Simmonds

Marketing is the key for this country pub with rooms recently acquired by Steve Williams.

A comprehensive website is under construction and Williams is applying for listings on tourist websites. He hopes to be accredited by the Welsh Tourist Board in the next few months and he hopes that this will drive business at the pub.

He said: "it's a matter of getting our name out there. We're trying to get the site and links working properly — that's the key to getting people in here. We've done a lot since we took it on last month and I just need to get people in to see."

The food at the pub has gone from frozen to fresh and Williams has installed an experienced head chef in the kitchen.

Williams, whose background is in the hotel trade, said: "When I came in the kitchen had five chest freezers — not a good sign. We've got that down to one now and everything is prepared fresh."

The detached village property comprises a lounge bar (circa 50), a restaurant (circa 40), a beer garden, a terrace patio area and two car parks. Turnover was £240,000 last year split 30% wet sales and 70% food and the site sold off an asking price of £599,950. The agent said: "This property offered a wonderful opportunity to acquire a rare rural freehold property surrounded by the stunning Wye Valley."
