Spirit, Punch's managed division, is to brand its accommodation Good Night Inns as part of a major refurbishment programme.

The company is investing in upgrades of its 1,100 rooms across the estate in a capital investment programme worth several million pounds.

The investment will include the building of a 40-bedroom stand-alone Good Night Inns hotel next to a Two for One site in North Shields.

A total of 124 Spirit pubs offer some form of accommodation, with the minimum number of rooms being six.

The acquisition of Mill House Inns in 2006 added 300 rooms to the Punch estate.

Now Spirit is investing in improving room quality to take advantage of the on-going growth in the lodge market.

The company also operates eight franchised Premier Inns sites - and is halfway through a capital investment programme on this segment as well.

A total of £1.4m is being spent on upgrading the Gordon Hotel in Aberdeen.

Spirit has increased the transformational capital expenditure by 31% per pub this year.

Key openings in the current year include 28 new Two For Ones, the discount meal chain, and 18 more sites converted to the new format Wacky Warehouse.

Spirit is also working on evolving its John Barras format and taking its Two For One food offer to smaller pubs to boost its food trade.

Spirit is targeting 80% of its capital spend behind drive concepts this financial year.

The company's repairs expenditure has increased this year by £2,000 per pub.
