The best advice you can take is make sure you listen to the right people. In the long run, it could be the difference between success and failure, and it will almost certainly save you money.
The key when taking advice is to be confident that the professional you are talking to has a solid understanding of the subject matter, but just as importantly, understands what you are looking to achieve. This is of vital importance when talking to a property agent. Whether you are buying or selling, the advice you get will have a huge impact on the successful purchase or sale of the property.
Make sure you ask your agent for details of other properties they have sold in the area and ask them how they arrived at the asking price for yours. After all, if the price is right, the property has a better chance of selling. Ask yourself if you think the price is right against the market averages in the area. Good agents will have local market intelligence to support the asking price.
Remember, having your property on the market at an inflated price won't help you sell it and the "feel-good" factor won't last long when no interest is shown.
The same discipline must be applied to other services. Make sure everyone, from your accountant to your stocktaker and solicitor, is familiar with the licensed trade. So often vendors and purchasers rely on firms with whom they have had previous experience, inherited from previous owners, when the truth is that a family lawyer perhaps doesn't really cut it in our trade.
Specialists who understand the nuances of our trade will help speed up the sale or purchase and in most cases save you money, as those not familiar with the trade will have to spend valuable time understanding the specialist nature of the licensed business.
