Property agent GA-Select is launching a new service that it claims could help save the average licensee £200,000 over 10 years.

Select Consulting will be aimed predominantly at people coming into the trade for the first time and will combine the experience of GA-Select, Huw Williams and Steve Gledhill. Williams has been in the trade for 27 years and Gledhill was formerly a business banker, advising licensed business.

The new company will specialise in negotiating new leases but will also offer their guidance on all elements of the trade.

Graham Allman, managing director at GA-Select, said: "Our experience will allow us to negotiate with pubcos to get the best possible deal for our customers, a reduction of £20,000 a year could save up to £500,000 through the life

of a lease. It will also make the business much easier to sell if the terms are less onerous. We also negotiate discounts and exemptions on product ties and other elements of

the lease."

He continued: "People often think with their hearts when they enter the trade for the first time. We're here to advise people on buying the business but will also be available to assist with the day-to-day running of the business. Simple things that will save you £20 a day equate to £150,000 over the course of a lease."

The company is set to launch in September with a website and adverts in

the trade press. At present, the service will be available for a one-off fee of £700 for a consultation.
