Union Pub Company (UPC), Wolves' tenanted arm, is looking for the right licensee for a Rotherham, South Yorkshire, pub undergoing a £250,000 revamp.

The Charters Arm is being closed for eight weeks while Union invests £250,000 in refurbishing the town-centre venue, introducing new modern fixtures, fittings and furnishings, including the installation of leather sofas and seating throughout.

UPC business development manager John Bartle said: "This pub may be in need of a face-lift, however, it's a great business opportunity for the right licensee.

"UPC is investing a lot of money, so we're looking for a serious and experienced operator to take on the lease and make a financial commitment to the future of the pub as well."

The pub, originally part of the Mansfield estate, was built during the 1980s. It has two floors - the lower level that leads into the indoor market and a top bar on the upper level.

Both bars will be completely transformed, with the games area being removed, plus a greater emphasis on catering. UPC is hoping that these changes will attract a new audience to the pubs, including shoppers, retailers, market traders and students.

Bartle added: "We're changing the focus of the pub and will be looking for a licensee who would want to offer food, both from the bar, as well as in the restaurant area the refurbishment will create.

For the right licensee, there's even scope to diversify and offer a takeaway service as well. And with consideration for the upcoming smoking ban, we will also be investing in the upper outdoor

levels, adding heated umbrellas, seating and lighting."

The pub also has accommodation for the licensee, comprising three bedrooms, a living room, a dining room, kitchen and bathroom.
