Devon pub property agent Bettesworth sees 20% sales growth in leases

Property agent Bettesworth has seen a 20% uplift in leasehold transactions in the first nine months of this year, compared to the same period in 2011.

The family-run Devon-based business sold 40 leases between January and September this year.

Director Matt Bettesworth explained that this does show activity among leases; however, prices have fallen in the past four years.

The company has recently sold three leasehold sites. These include the Normandy Arms, which was sold off an asking price of £30,000 to a former chef. The property is based in the village of Blackawton, near Dartmouth. The pub comprises a main bar with dining for 22 covers and a contemporary dining room for 20 customers.

The 15th-century George Inn in Chardstock, near Axminster, was sold off an asking price of £55,000 for the free-of-tie lease. The pub has two bars, a snug, games room and a 26-cover restaurant. There are four en-suite bedrooms, a trade garden, a children’s play area and parking for 30 cars.

The Globe Inn in the village of Appley, approximately five miles west of Wellington on the Devon- Somerset border, was sold for an undisclosed price. The pub has four trading areas, including a central bar.

Bettesworth said: “There is activity in the leasehold sector of the pub market, but prices that were obtained were down significantly from four years ago.

“If a realistic approach is adopted by lessees, buyers can be found. Bettesworths has been involved in more than 40 leasehold pub transactions in the first nine months of this year — a significant uplift on 2011.”
