The Exeter Inn near Bampton, in Devon, is on the market at £125,000. The Punch lease has 19 years remaining and new owners will be tied on beers, ciders and RTDs.

Believed to date back to

the 15th century, the inn has a separate owners' cottage and two floors of accommodation. Annual rent is £75,000.

On the ground floor are an office/reception room and 44-cover carvery/function/breakfast room. One of the inn's two bars has a restaurant area; both seat 16 covers and a second dining room has 20 covers. On the first floor are 12 en-suite letting rooms and the converted attic accommodates staff.

Andy and Elaine Facer moved into the Bell Inn last month. Chris previously worked as an operations manager for

Kinetic, a Ministry of Defence contractor. Andy recently completed a masters degree in business and administration and Elaine has just completed a degree in art and design.

Andy said: "This is my first pub and it's been a very steep learning curve. I think I'm probably reaching the steepest part at the moment. But my wife and I are enjoying it."

Chris has placed adverts in the local press to publicise the fact that the pub is under new management.

Chris said: "The garden is absolutely fantastic - it gets the sun from first thing in the morning and will really boost our trade over the summer".

The food-led pub has sales accounting for 65% of a £380,000 turnover. Lunch-time food is simple pub grub, such as liver and bacon or beer-battered cod. Evening customers often have three courses from a more upmarket offering.

The pub, specialising in real ale, was the site of the original Langton Brewery, which is now based in Thorpe Langton, just north of Market Harborough.

Most of the staff have stayed since the pub changed hands and the Facers plan to concentrate on looking after the pub's front-of-house.

They don't have any big plans for the pub but plan to

increase standards in a general sense. The Bell Inn is privately owned and there is no tie.
