A canal-side pub and restaurant at Trent Lock in Long Eaton, Nottinghamshire, has come onto the market.
The Steamboat Inn has a main bar with dance area, separate restaurant and a basement bar leading out to a beer patio.
It has a total of 170 covers across the three trading areas, as well as an outside terrace overlooking the canal with a further 170 covers.
The leasehold of the pub is for sale for £195,000 with the Nottingham office of sales agent Davey & Co.
The pub has a turnover of approximately £480,000 per annum, with trade split 60% wet to 40% dry.
Davey & Co associate director Barry Alldread said: " The pub is in an enviable location overlooking the canal and it attracts a variety of customers at all times.
"The decked outside terrace is especially popular in the summer months and its 170 covers provides the pub with a superb trading area to complement the main pub.
"There is also potential to build letting accommodation, which would provide another income stream."
