First-time buyers Ian and Joanne Bamford have acquired the Rock House via Christie+Co's Exeter office. The freehouse has established a reputation for its quality real ales and is listed in the Good Beer Guide. Wet sales account for 95% of the turnover at the mid-19th- century pub.

The property comprises a main bar, 16-cover dining area, pool and darts room, commercial kitchen, four-bedroom owners' accommodation and a quarter-acre paddock. It was sold for an undisclosed sum off an asking price of £375,000 for the freehold interest.

GA-Select has completed the sale of the Drummer Boy to Marston's Pub Company in only seven weeks from instruction through to the final exchange of contracts. The freehouse was placed on the market at £315,000.

RTA has completed the lease assignment of the Marne Inn on the outskirts of Bishop's Stortford.

The pub has become a highly popular live entertainment venue attracting a regular crowd. It consists of a public bar, small working kitchen and three-bedroom owners' accommodation.

"The increased volume of patronage generated by the Marne Inn's local indoor and outdoor sports teams results in consistently high levels of turnover and profitability, which are currently achieved on wet sales only," said RTA's Ceri Edwards.

Stonesmith has completed the lease assignment of the contemporary city bar Zest.

Zest had been run since 2004 by husband-and- wife team Alec and Nicola Bourne and has been bought by local restaurateur Atiquer Rahman. He closed the venue for two weeks to undergo a major refurbishment and has now reopened as a 28-cover Indian restaurant called Real India. The restaurant is within walking distance of the city's commercial centre and trades seven days a week. The property was held on an Exeter City Council lease and was sold off an asking price of £65,000.
