The only two pubs in a Devon village are up for sale.
Both the Red Lion and the Ferry Boat Inn at Dittisham are on the market through agent Bettesworth.
Prince Charles used to
frequent the Red Lion regularly during his time at Britannia Royal Naval college.
According to Bettesworths, it was his visits to the pub that stirred his interest in community pubs. Current lessees Phillip and Keirsten Anderson are moving on to look for a new business challenge.
The pub is protected for the next 20-years under a covenant which was set up in 2001 by the then vendors as a condition of the sale.
The property features a
traditional bar for 32 covers,
a family room seating 20, a dining room for 32 covers and seven letting rooms. Living quarters feature a lounge, kitchen, double bedroom, bathroom and balcony. Trade is split 40% wet, 40% dry and 20% for accommodation.
Bettesworths is seeking £695,000 for the leasehold interest. The 999-year lease started in 2001 and there is a peppercorn rent.
The leasehold of the Ferry Boat is on the market for £195,000 after current lessees Ray Benson and Kathy Moss decided to sell. The 10-year Punch lease started in 2000 and the current rent is £31,000.
Trade is split 60%/40% in favour of wet sales and the outlet features a main bar area with views of the river, a commerical kitchen and storage rooms, along with two-bedroom owners' accommodation with a lounge and study.
