A 17th-century inn in Lincoln-shire offers buyers a chance to exploit its holiday cottage and perhaps develop part of the private garden area, according to its selling agent.

Anthony Jenkins, of Fleurets' Sudbury office, said the Sebastopol Inn, near Horncastle, was 'packed with potential.

'One of the areas in which new owners may look to develop the business is by making use of the holiday cottage and indeed, looking to develop the private garden area, which may prove to be a suitable building plot, he said.

'Another detached outbuilding also exists, which is currently being utilised as an administrative office, but new owners may look to transform this into another holiday cottage.

He said the pub was surrounded by popular visitor attractions such as the Market Rasen racecourse and the quality Woodhall Spa golf course.

'One of Britain's premier motor racing circuits, Cadwell Park, home to the British superbikes meeting every August, is also nearby, Jenkins added.

The property is a two-storey brick-built building, which is said to have been constructed around 1645.

Since then, both one and two storey additions have been made to the building.

A notable addition to the main trading building is a fully-functional holiday cottage on site.

Internally, the ground floor comprises a lounge bar, the Coachman Rooms (two interconnecting dining areas,) and Stables Restaurant, which can accommodate 20 and 40 covers respectively. There is also a well-equipped trade kitchen.

The owner's accommodation is on the first floor, comprising a dining room, two bedrooms, bathroom and an additional room that could be converted into a bedroom.

Outside there is a large garden to the front of the premises and a car park.

There is also an additional private garden area with a separate gravel drive.

Fleurets has set an asking price of £430,000 for the freehold.
