We have got to do a Profit & Loss and a Cash Flow Forecast as part of our business plan, for Punch. The only thing is we haven't got any figures to work from. There are no books or accounts for us to look at as Punch have only just took over the pub from Pubmaster.
We met our BRM today and he has told us the pub has done 142 barrels (36 gallon) in the last 12 months which was 12% up on the previous year and is currently taking between £2-3K a week. He seemed keen to offer us a tenancy to start with rather than a lease as there is less risk, we can get out after 6 months & they will give us our deposit back & buy the Fixtures & Fittings. He said in the current state the rent guide is about £12K + vat. We did ask about refurbishment as it is pretty run down & he said Punch would do it but the rent would go up by at least 35%.
We asked how we are expected to do a profit & loss & cash flow forecast without any figures to look at & he said to research our own figures, from friends in the industry & by contacting the local council for rates etc.

Can anyone help us with a rough idea on figures for any of these? I'm going to do some research on the internet too. Also if there is anything we've missed, please add them on.
I know the overheads will vary deoending on the pub but don't really know where to start with this and anything you can give us as a starter for 10 would be fab!
We've got to get the business plan right as there are 3 others interested in the pub including 1 man who's been in the trade for 20 years & has a lot of money to invest.
