The Hook & Parrot, which attracts a varied mix of custom during the day and evenings, has come onto the market in Devon.
The pub is positioned in a prominent location on Seaton's seafront and it overlooks an esplanade and the coast.
"This is a popular meeting place for people of all ages, and it turns into an area for younger people during the evening," said Paul Reilly, of the Stonesmith Partnership.
"A comprehensive menu is available daily, offering traditional pub food and a roast on Sundays."
He said the business had been in the same hands for the past four years, but had been run under management over the last 18 months.
"This has resulted in the lower ground floor's Smugglers Bar being under utilised," he added.
"Potential exists to re-open this bar, along with a successful application for a late licence."
He said the living accommodation could be converted into letting rooms or self-catering units.
The pub's main entrance leads to the bar, providing 60-plus covers, and there's a door leading to a 36-cover non-smoking dining room.
Stonesmith has set a guide price of £145,000 for its leasehold interest.
