A traditional village inn that has a reputation for providing quality dining has just been placed on the market at Caldwell, North Yorkshire.
"Situated in an affluent village, the Brownlow Arms is full of character," said Simon Hall, of Fleurets' Leeds office.
"The Brownlow's customers come from far and wide to enjoy all the pub has to offer.
"Some trade is understood to come from as far afield as Middlesbrough, Thirsk and Durham to complement their loyal band of local customers.
"The current tenants have run the pub for the last 14 years and have developed a high-quality food operation, based around local produce and country fare."
The two-storey, stone-built pub has a single-storey extension to the right of the building.
The ground floor features the Copper Bar, which has seating for up to 26. This leads through to the Top Lounge (24 covers), which has exposed beams and timber tables and chairs. To the rear of the premises is a pool room, with a hatch to the bar servery. The main dining area is a restaurant with about 36 covers and it has a double-sided fireplace and exposed timber beams. The private accommodation has a sitting room, bedroom and bathroom.
Outside, there is a car park to the rear, along with a mixed paved and concrete seating area to the front of the pub.
Hall added: "The landlord is prepared to carry out further development to the property, which could include the provision of new service accommodation and/or an extension to the private accommodation if required by the tenant."
Fleurets is seeking £59,500 for its leasehold and contents.
