It is the only pub in Drayton Parslow, a village set in farmland about seven miles south of Milton Keynes and seven miles north west of Leighton Buzzard.
The large, detached, traditional inn features a large bar and restaurant with beamed ceilings and open fireplace, nine letting bedrooms, four-bedroom owner's accommodation, trade garden and car park.
Two of the letting bedrooms are in an adjoining cottage and the owner's accommodation is annexed to the cottage.
Chris Wallis has been the inn's proprietor since 1993 and has carried out many improvements to the property.
The letting accommodation has been created, a new conservatory has been added and bar and restaurant areas refurbished.
The kitchen has also been refurbished and extended.
Stewart Harkness of Christie & Co, who is handling the sale, said: "The Three Horseshoes is very much the focal point of the village and draws much of its trade from the locality.
"The pub plays host to many local clubs and has a regular programme of entertainment, such as darts and pool teams, a varietyof live music nights and quiz evenings.
"There is a steady lunchtime trade from business people, as the inn is within reasonable driving distance of neighbouring villages and the towns of Milton Keynes and Leighton Buzzard.
Travelling company representatives and local companies regularly use the letting accommodation."
He said the pub presented an excellent opportunity to acquire the freehold interest in an established village inn with a good restaurant trade and letting accommodation.
Christie & Co is seeking offers in excess of £750,000 for the freehold interest.
