Arkell’s reinforces help for new tenants

New support will include help with areas such as stocktaking, wages and accounting. Arkell said: “It’s a much more hands-on approach.

“In the past we’ve been more hands-off. When they are new to the trade they need great support. With [Titchener’s] experience in managed houses he will bring that support.

“If we can get people on the right path when they first take on a tenancy we’ve got a tenant for life.”

The role is an expanded version of the previous tied trade director position. Titchener’s previous role has been filled by Julie Moss, a former Arkell’s manager, who becomes ‘managed house controller’.

Investments​

Arkell’s spent c.£1.5m on investments last year, excluding major capex. “This year it’s looking like we are going to spend more again,” he said.

Investments have focused on upgrades and diversification. The company now has 446 letting rooms, and recent projects have included investments in function rooms and a skittle alley.

Six investments are currently planned, with one on-site and another about to start. Around £800,000 will be spent in the current half-year.

Asked about future acquisitions for its c.120-strong estate, he said: “We are always on the look-out. The tricky bit is finding the right sites.”

Two Arkell’s pubs are currently on the market. Arkell said: “Sadly there are some at the bottom end that aren’t viable as a traditional tenancy anymore.”
